Remodeling and Repairs - 4550 N 40th St RFP
Work includes remove and replace the existing concrete front service stairs, walk way and stoop with like replacements. Install new code compliant handrails at the front service stairs. Tree trimming, site grading, replace the damaged portion of the rear concrete walkway. Replumb the garage and install wall bracing and collarties to resecure new position. Garage concrete slab, replace any damaged or rotten wooden siding boards, replace the gutters and downspouts. Location of the downspouts to remain. Ensure discharge from the downspouts is a minimum of 4ft from the garage foundation. Replacement window sash, plumbing supply line repairs, electrical repairs.

Work includes roof replacement, soffit and fascia repairs, replace the 1/2 round gutters gutters along the south side of the front porch. Reflash the chimney with metal flashing color matched to the roof. Replace and replace the broken storm window pane on the north side of the house and the porch window to the left of the front door. Repair the wood sash windows, replace the rear cellar door with a prehung exterior door. Plaster and paint repairs, electrical service panel replacement.

Remove and replace front (west) negatively pitched concrete walk adjacent to concrete service step and city street walk, form, pour new concrete and broom finish. Include expansion felt etc. , as needed. Backfill with screen topsoil, sod/seed and straw. Trim shrub front (west) from house wall. Install new aluminum powder coated heavy duty guard/step railing to side entry (south) concrete porch. Install, aluminum downspout extension 4' to 8' on lawn area away from foundation wall. Seal off downspout receivers (do not use concrete). Install new aluminum coil wrap (clad) to front (west) doors underneath sill where missing or defective, match existing color as close as possible.
